We do not independently verify property titles, ownership records, encumbrances, government guideline rates, demarcation, boundary status, or any other legal or physical characteristic of a listed property. Fields such as "Document Status", "Owner Count", "Demarcation Done" and similar details on a listing are provided by the submitting member and are shown as-is — they are not independently confirmed by BBG Capital Desk or bbgspacee.

Members are strongly advised to conduct their own independent legal due diligence — including a proper title search, encumbrance check, and physical site verification through a qualified advocate or professional — before entering into any agreement or making any payment.

3. No Guarantee of Outcome

We do not guarantee that any introduction will result in a completed transaction, nor do we guarantee the accuracy, completeness, or current availability of any listing or requirement at the time an introduction is made.

4. Member-Submitted Content

Property and requirement details, photographs, and descriptions on this platform are submitted by individual members. BBG Capital Desk reviews submissions for basic completeness before approval, but does not independently verify their accuracy. Any reliance placed on such information is at the member's own risk.
